In order to apply to rent one of our properties you will need to receive a link via email or text message by contacting our office. To complete that app you will need to have a copy of your photo ID, one month’s worth of pay stubs and a credit or debt card to pay the $40 application fee. You must assign your application to a specific unit, but you are able to assign it to another unit if you change your mind or your application is not selected for your first choice. Your application is good for 30 days from the day we process it.

Applications are usually reviewed within 1-3 business days. It is possible that we will need additional information to approve an application.

To apply to rent any of these properties, we require:

  • Application

    One completed and signed application for each person over 18 who will live at the address.

  • Application Fee

    A $40 application fee for each leaseholder and $20 for each roommate. To be paid in cash at the leasing office.

  • Photo ID

    A photo ID for each application is required and will be copied.

  • Proof of Income

    One month’s worth of pay stubs is required for each applicant, as well as proof of hire date.


A note to our applicants.

 

Since we review multiple applications, and we must choose the most qualified for our owners, we do our best to balance our goal of maintaining safe, quiet properties with our other goal of having satisfied customers. We cannot accept all applications. Please know that we strive to be as fair, honest, and transparent as possible. Below are some of our policies that may help you understand your application process better.

We will not discriminate between applicants on the basis of race, color, religion, sex, handicap, familial status, or national origin. 

Application Criteria and Selection 

Our main standard for applicants is an acceptable criminal record. If this is met, and the applicant’s income is acceptable, we review evidence of responsible behavior, including residential and employment history. A credit report, including evictions, will also play a part in our analysis.  

Application Determination: Approved, Competitive and Declined

Expedited applications are at the top of all criteria and that application will be selected immediately. 

Approved applications are acceptable but compete with other competitive applications to be selected at the end of an application window. 

Declined applications fail to meet some or all our minimum requirements and will not be considered.  

When we list a unit, we set an application window during which we will take applications for that unit unless we receive an Approved application in which case that application would be selected.   

Pre-Processed Applicants 

You may apply before a unit is available. We may pre-process your application so that when a unit you desire is available you may be considered immediately after you notify us. (Such applications will expire 30 days from the date we process them.) We will not contact or notify pre-processed applicants about available units. It is your responsibility to contact us to assign your application to an available unit you wish to be considered for. If we have multiple applications for the same unit, we will select the application that is most qualified (i.e. cleanest criminal record, longest job time, best landlord reference).  

Third-Party Timeliness

We verify all applications with third parties (previous employers and landlords). The timeliness of their responses could delay your application. A delay on an application could result in you missing the opportunity to lease a certain unit, especially in a multiple application situation.  

Pets Owners

 

We have pet-friendly rentals available. Please read the Pet Policies provided and complete the Pet Application.

If applying for residence, you may provide your Pet Application with your other application materials. If you are a current resident, please bring your Pet Application and all Pet Fees to the office prior to obtaining your pet.
